Ladies and gentlemen, so, so many companies could have won this award, courtesy of the generosity of Salford Council towards speculators, developers and land exploiters in relation to planning fees and obligations.
Contenders in this category included Liveman, the developers that are turning the stunning white-clad Grade II listed Dock Office on Salford Quays into 67 luxury apartments. A Council planning report stated that the company should have to pay planning charges totalling £266,828 and providing some affordable housing...in yer dreams! The developer will be paying Salford Council just £15,730!
Next up is City Suites Ltd which wanted to build a 17 storey block comprising 260 `turn key' apartments `aimed at young professionals, executives and business people'. This lot should have paid £826,781 in planning obligation fees but, instead, will pay just £350,000 towards `public realm' in Greengate in other words, prettying up the area to make its own property even more valuable (see previous Salford Star article for more info on both schemes click here).
But the Mary Burns Award just has to go to the Scarborough Development Group, which is planning to put huge apartment blocks, a hotel and loads of shops on the currently derelict Middlewood Locks site.
For the privilege of plonking an urban profit farm on the Salford border with Manchester the developer should be paying over £8.362million in fees to Salford Council
But the Council only asked for £1.95million - letting the Group off with a well over £6million in payments. This despite £4million of public money having already been spent on the site (see previous Salford Star article click here).
These three schemes alone, due to a bit of millionaire hand wringing re `viability' issues, lost hard up Salford Council over £7million. Now, try telling Salford Council you have `viability' issues paying your rent or Council Tax and watch the reaction...
So ladies and gentlemen, hand over your primes sites, throw your money down the drain and give it all up for the winner of the Salford Star Mary Burns Feed The Rich With £6million Award Part 2...
