PEEL HOLDINGS TO APPEAL SALFORD BROADOAK DECISION AS PROFITS COLLAPSE AND DIRECTORS CULLED

Star date: 6th January 2020 PEEL TO APPEAL AGAINST HIGH COURT SALFORD LOSS Peel Holdings is set to appeal against the decision made by the High Court last year in its bid to build six hundred houses on the Broadoak greenfield site in Worsley. Meanwhile, Louise Morrissey, Peel's director of land and planning, who was involved in the case has had her directorship terminated by the company, along with others, as profits have collapsed in various Peel offshoots. Karen Garrido, Conservative Councillor and Chair of RAID, which opposes Peel Holdings plans to build on greenfield sites around Worsley, has announced that the company is to appeal, yet again, in its bid to build six hundred houses at Broadoak. This time last year, the Salford Star gave the Friday 13th Award to Peel as the beast was back on, the loose... "They are like a dog with a bone, don't know when to let go" one RAID campaigner said. The company's attempt to get planning permission to build houses at Broadoak in the Worsley Greenway was originally rejected by Salford Council and, on appeal, by both the Planning Inspector and the Secretary of State... ...In March last year, Peel came back for another Appeal, which was dismissed in December by the Government's Secretary of State at the Ministry of Housing, Communities and Local Government arguing that "the proposals would impact negatively on the character and appearance of the Greenway". Just when everyone thought that the creature had finally been defeated, days before Christmas last year, Peel announced that it would be seeking a judicial review against the appeal decision which, it claimed was "unlawful and should be quashed..." The company subsequently brought and lost its judicial review at the High Court but today RAID has announced... "that Peel have been granted leave to appeal to the Court of Appeal, Civil Division, against the decision made by the High Court ... "We do not have full details yet but the question which The Rt Hon Lord Justice Lewison has said needs to be settled is whether a plan (local plan) is 'out of date' for the purposes of the NPPF [National Planning Policy Framework] and whether the tilted balance is an important point which ought to be settled by the (Appeal) court. Salford are awaiting advice from their QC as to what the strength of this argument may be and I will let you know as soon as I have further information. "The judge refers to a previous case where comments regarding a similar issue were made although it is not known at this stage whether it influenced that particular decision" Karen Garrido adds "I am told that the court hearing could be as early as the spring or by an unconnected source I am told that it can sometimes be up to twelve months." Meanwhile, Louise Morrissey, director of land and planning at Peel, who criticised the High Court's decision over Broadoak, saying "This is not where we expected to be, given the national imperative to get on with tackling the housing crisis", had her directorship of Peel Holdings (Management) Limited terminated the week before Christmas, along with her directorships of two dozen other Peel companies. Also culled from nine Peel directorships including Peel Holdings (Management) Limited, Peel Land and Property Investments and Peel Media Studios Ltd was David Glover. The Salford Star understands that a further three Peel directors may have been pushed out as profits collapse at various companies within the group... As the Peel 'beast' has hundreds of complicated interlinked companies, it is almost impossible to investigate all of them. However, in four of the companies reviewed by the Salford Star, profits have declined considerably... At Peel Land and Property Group Finance Ltd, a profit of £308,653 in March 2018 has turned into a declared loss of £19.3million for the year ended March 2019 according to accounts released three days ago. At Peel Holdings Land and Property UK Ltd latest accounts show a profit of £202,000 compared to a profit of £28.485million the previous year. The group's operating profit was also down by over £30million on the previous year. At Port Salford Holdings Ltd, accounts released on 31st December show its profits collapsing from £12.117million to just £308,000. And at Peel Holdings (Land and Property) Limited, which controls projects including Wirral Waters, Manchester Waters (Pomona), Traffordcity, the RHS Garden at Worsley (in partnership with Salford City Council) and loads and loads of other developments, the net profit for the latest financial year is £6.3million, down from a whopping £44.5million the previous year. The mighty Peel Holdings in trouble? Maybe. But one thing is for certain – Louise Morrissey won't be complaining about any more High Court decisions, as the beast continues its pursuit of building six hundred homes on the Broadoak greenway...

| When people have dosh in Salford, and there have got about £400,000 to spend on a new house, because there have WORKED HARD for it, where do there go to buy there nice house. Do there look around rundown deprived areas of Pendleton, kersal, weaste, Broughton and litter strewn langworthy areas, NO. There go to nice leafy suburbs areas of Worsley. That's it. |

That's the thing, if you're a reasonably attractive woman from inner city Salford, and you have no qualifcations or anything that will help you work your way off the estate, well you do actually have something, but I'm not gonna say what it is. Then once you're there, it's a life of zero work, foreign holidays and pontificating about lazy bastards living on the dole.
I distinctly remember a time back in 1988 when she drove down to my old house in a brand new Mercedes 560 SEL to show off. It cost fifty six grand and belonged to her hubby's brother. His other car was a vintage AC Cobra. These people, especially ones like my sister, they wouldn't throw a drowning man a rubber ring. They are Class Traitors. Despicable people. | It is amazing how many young ladies from Salford seem to like marrying into Worsley. When they get there, they all seem to start talking posh and start going on about people fiddleing the dole and working the system. They also forget what they used to be like when they lived in Salford, and what they got up to, and they think we have forgot as well. |

| Does anybody know what low pittance the PEEL LOT pay for broadoak... By the way, my brother is a "Salford lad" done good. He's worked all his life and started off in his first digs at sycamore court in the 1990s facing magnolia luxury apartments where that JSA(dole) geezer lives. My brother now lives off hazelhurst rd, Worsley. So he has done well for himself.. Back on subject now, does anybody know the price the PEEL LOT got broadoak fields for. Maybe we can get some information from Louise morrissey (the axed peel woman), I bet the PEEL LOT have made her sign a "gagging order", so she can't talk about her old job. I'm off to have tea and watch my favourite TV program now, "can't pay, we'll take it away". Good day people. |

I was pointing out that the air quality in Worsley will be as poor as most places in Salford due to the heavy traffic and the undoubted increase in traffic in the area in the years to come. I'd rather live in Magnolia Court. It's better than Beanfields. Fact is Mag Court is the place everyone should aspire to be. |

There are green areas all over Salford and numerous parks to enjoy some fresh air, I'd go as as to say that here in Worsley we have some of the worst air quality ratings in Salford with the enormous amount of traffic pretty much all day long. |

| DJB is right, What if PEEL LOT win and 600houses are built on the lovely scenic broadoak fields, most house's have 2cars and that's 1200 new cars coming out in the morning between 7am and 9.30am going to school/work. This area is already CHOCA/GRIDLOCK now for 2half hours in the morning. Also, is any Salford fields save from house builders, duchy playing fields, rabbit hills fields(Henry bods), kersal fields, moorside fields(Shelley rd, Swinton), Oakwood park, etc, no fields will be safe. If this broadoak housing development goes ahead, the Bridgewater POSH school will build an extension and will get a extra 200 pupils, that's where the broadoak house people will send there children.. Darren has spoken.

| The PEEL LOT have also bought the hazelhurst farm on the Worsley/Swinton borders, it's just across the rd from wardley BOC. There is plans for about 400 to 450 homes on these fields along with a primary school. . Over in the centre of Worsley, on the beautiful lovely scenic broadoak fields, the PEEL LOT have been fighting Salford council for 6/7 years to turn it into a concrete jungle with 600houses (non affordable) guess for proper Salford people.. I DEMAND (FELSE favourite saying)to know what the PEEL LOT payed for these beautiful scenic broadoak fields, I haven't seen a price anywhere. Paul dennett said late last year £400.000 has been wasted so far in fighting the PEEL LOT. My advice to Salford council, buy it back from The PEEL LOT, Will the PEEL LOT sell it back, cut there losses. we will all wait and see, it's worth saving this lovely bit of hidden countryside in Worsley Salford. |

| This is Salford councils Waterloo, fail and they basically open the city up to builders throwing up houses on any vacant lot of property when they please, win (again and again it seems) and they send out a powerful message. I live close to the proposed new site and can say with 100% certainty that the local infrastructure just can't cope with this volume of additional traffic, people need to factor in the new national garden in Worsley. If all this goes ahead we might as well sell Worsley to NCP as it will just become a car park. |

| no i and number 2 horizon access tunnels driven from agecroft colliery went under the broadoak area the area below ground was heavily mined from at least three major pits sandhole /agecroft /mosely common also numerous other pits all in all a bad place to build house brownfield sites first for housing leave the green alone . |

| I've been following this story now for about 2years,it's going on and on. Paul dennett (our beloved Salford Mayor) said in a comment late last year, its cost £400.000 so far fighting the PEEL LOT over the lovely gorgeous broadoak fields. We must continue to FIGHT the PEEL LOT. I think so far, PEEL has had 3knockbacks for house building. I DEMAND(a famous FELSE saying) to know the PRICE what Salford council numptys sold broadoak fields off in the first place, I haven't seen no mention of a PRICE anywhere. Sadly, the PEEL LOT have got the best people behind em (people with expansive suits on)... I go on bike rides quite a lot with my 2kids and i went on these fields twice last year, the Fields are really good, you can stand in the middle of these fields and think, this is Salford green space at it's BEST. It's a little bit of hidden countryside in Salford. People should go there before maybe, it's sadly gone, it's facing the Bridgewater posh school in Worsley and you can get to it from Monton green church. Maybe the Salford council numptys should buy this land back off the PEEL LOT. |

| No Kenny what happens is that the looser of the appeal pays the other sides costs. If Salford win, then peel will be ordered to pay Salfords legal bill. The legal point involved is very technical,and it could go either way. Peel have slipped up though, what they should have done was some sort of first time buyer scheme that involved multi generational housing .That means a big family house with a granny pad attached. Ideally suited for bank of mum and dad types with plenty of housing equity in their houses, who wish to get their offspring into the housing market. These things have death duty advantages in preserving family cash, and also when granny has to be shoved into a nice nursing home that doesn't stink of piss.Of course this would be targeted at local residents so as not to lower the tone of the area,(i.e.Worsleyites) Of course ,such a scheme would be very attractive and to make sure it only went to local deserving people, Peel would only have to take applications who had been approved and vetted by a local charitable body that had local residents welfare at heart,Like the Worsley Civic Trust. Such a scheme would create civil war in Worsley, which is where the opposition to this housing scheme is coming from. |

| The development is in the wrong location. My free advice to Peel is move on. Accept the words of our respected friend Councillor Garrido. This is a seriously green environmental issue and there remain many brown field sites where Peel could raise their profile with a Company new Green Policy that I would be happy to write for them. I have experience having funded the successful launch of Pride Games in Salford now World famous for equality and we recall the World Triatholon in Salford that followed that fun path. I say Salford has everything to offer built on great ideas and must now lead the way on protecting our UK green environment. |
