ANOTHER ‘LANDMARK’ APARTMENT BLOCK FOR ECCLES CENTRE

Star date: 27th June 2019 DEVELOPER TO PUT PLANS FORWARD FOR 22 STOREY BLOCK ON VAUXHALL GARAGE SITE Developer Cheshire Estates is shortly to submit a planning application for a 22 storey 'landmark building' on the site of the Vauxhall Garage in Eccles centre near Sentinel House, featuring up to 160 apartments. After yesterday's Salford Star article on how Eccles is becoming a 'property hotspot'*, another developer is about to submit plans to Salford City Council for a 'landmark building' in the town centre. The 22 storey block of up to 160 apartments will be on the site of the Vauxhall Garage, next to Sentinel House and the Job Centre, and opposite Emerson and Orbit House... "The existing Vauxhall car sales garage is no longer viable for the operator and the existing staff are to be relocated to nearby branches" states a letter to local residents "The design of the building is of high quality and will encourage the regeneration of the centre of Eccles". In line with other developments in the centre at the top of Church Street and at the old Crown Theatre**, don't expect any affordable housing as part of the scheme which, the developer adds, will have residents' services, parking and associated public realm improvements. On its website Cheshire Estates states that it is has established itself a "boutique developer in some of the UK's most sought after areas"... The planning application for the block is expected to be submitted to Salford Council by the end of July

| People of Eccles, wake up! What is wrong with developers making money. It's NOT a dirty word. It keeps the country running and makes jobs. What do you want? Communist "cheap" housing for the people? If so move to Russia. This scheme sounds great the for partial regeneration of Eccles which has become the "slum" of Salford. Look at Eccles now... Half used multi-story carpark, half the shops closed, the heart of Eccles ripped out by Morrisons and their carpark, and this isn’t mentioning the predatory traffic wardens. Lets bring Eccles more upmarket and a nicer and safer place to live. Lets be proud of Eccles again. I’ve lived in Eccles all my life and have seen it ripped apart by bad planning decisions that the planners say “ah, but that was then and not on my watch”. Whilst fully supporting the developers, I have never had association with them. Cheshire Estates...bring it on! |

| @mr. Brexit that's literally what I said in my original post, if the businesses were designed and built with parking there'd be more space for everyone but that planning prerequisite is not in place currently (which hopefully it will be soon). I have walked around Eccles quite reguarly as it's where my bank is. Hopefully the new builds will improve the area.
I've never had trouble parking on William Street to visit the restaurants or businesses. |

| Just had the old calculator out. These yuppie flats there building. They will be smart, decent size 2bed most of em,fitted with expensive kitchens,bathrooms etc. in the same size building, we could fit say 300 tiny self contained studio pads.we could put the homeless people in there, better than having them dossing on the streets.These tory capitalists that our Ray goes on about, you know the ones that all they think about is profit, why do they not build a big doss house like this.The figures stack up.Such an enterprise would bring in 1.7 million a year in housing benefit. caretaking and security wouldnt cost much (5 or 6 X army lads,a couple of mop buckets and baseball bats) you would not need car parking, these type of residents prefer the free tram system to get to their begging pitches in town.The people building such a place would make a bundle as would the people running it. So why do they not do it? Simple ,all the people in the housing game,councils, housing providers social and private, builders ,developers ect,all need the homeless at the bottom. The whole system depends on fear and bullshit.The fear of you sliding down the housing ladder if you dont work your balls off to pay for housing, wether you rent or but. The fear that they will make you live near someone who is not very nice. Its all bullshit but people fall for it . |

Well seeing as there is already a large block next to the proposed new build you'd guess it would be minimal at best, when you consider the fact that the sun travels from East - West and during the winter months it will struggle to reach the homes anyway the effect of the new build on peoples share of the sun really isn't an argument.
Just simply say you don't want the block, that would be a much more valid argument. |

| This isn't good news for all those people who are going to lose a lot of light, due to these high buildings.Sunshine acts as a warmer for a house, especially in the winter, so these people are going to have to pay more to keep their houses warm, which isn't good at all, and may well be a great financial problem for many, especially senior citizens on a pension. Has this not been considered, or does the £ over-rule all? |

| Becoming a dormitory district for town and other areas like the Quays is the obvious way forward now for Eccles town centre. For the simple reason that's its got very good transport links. The train for a start gets you into Manchester quick as you like.And as pointed out - it's affordable. As a stand alone town centre Eccles is spent and the precinct shows that in spades.Fewer and fewer people are using it. It needs shrinking down in size with emphasis given to restoring Church St/Regent St with the modern section demolished/adapted for residential use.
The affordable issue is just going to have to be parked for the time being. It can't get in the way of what is a welcome investment in an area that is at the moment in a spiral of decline. |

| Arnold Rimmer, They should be forcing businesses to include enough parking for everyone they plan to house/work at the their businesses......The vast majority of business/ home owners in Eccles don’t have space to park there own vehicles never mind their customers vehicles. Obviously you don’t walk round Eccles very often, have you tried to park around Eccles, apart from the car parks, every road around Eccles has yellow lines/parking limits. It was this Labour Party controlled council that destroyed Eccles, like I’ve said in another post, to push people to the Trafford centre, this council is in bed with peel holdings. If you can’t see this, then socialism has rotted your brain. |

| Eccles really needs regeneration, it's an optional town at the moment; the idea of little parking encourages the residents to use the facilities around them. It can only bring new business and businesses to the town. I too am from Eccles (all my life), we can't complain about the state of it and berate people for investing in it at the same time. I,for one, am glad that it's being given a chance of regeneration. |

| Good news for Eccles. It needs the spending power of the people with money to revitalise the area.
The council does have a lack of a minimum parking requirement strategy though but hopefully that will change whenever they review their planning policies. They should be forcing businesses to include enough parking for everyone they plan to house/work at the their businesses. |

| So, the social cleansing of Eccles is finally getting under way. Funny how there is always a developer on hand when an existing business becomes "no longer viable". I wonder when the Market Hall opposite Aldi will become "no longer viable" or the garage and Gilda Brook Club, or the remains of Monks Hall just happen to "fall down"? |

Why should we?
Get of this you left wing buffoons, affordable housing is the remit of the council so stop expecting private companies to provide it, if the idiots of Salford keep voting labour all you'll get is noises aplenty about action but nothing actually getting done.
As for the block itself BRILLIANT, he more investment in Eccles the better,all we need now is a modern day slum clearance down Peggy Brew, Parts of Cromwell Road (Richardson Rd, Willan St and so on) and Eccles can really come into the 21st century. |

| Encourage regeneration of Eccles? Put another way its cheap land for the developer who are set to make a lot of profit! I have lived in eccles all my life and I wouldn't go walking after dark! Building a block of apartments will help the crime in the area how? Building a block of unaffordable housing will regenerate Eccles how? Its long been run down and hasn't had money spent on it, it doesn't need any more bars, pubs or take a ways, it needs good independent variety of shops that local people can access. Wheres all the extra cars going to go? What will the development really bring to Eccles? |

| If I have this right,and no doubt I will corrected if wrong, there has been no demolition of affordable housing by the bulldozer fanatics at clown hall in this and nearby areas,so perhaps in this area there might not be a need for it. No doubt when this block is built there will be little parking provision,and when you think about it ,the young people after they are screwed paying rent and mortgage on these flats will probably not be able to afford a car. There are great links in the area for public transport. This will no doubt please greatly our politicians who like to see us move around on their filthy buses, trams and trains full of smelly lager swilling yobs who have no respect for others. |
