SALFORD COUNCIL HOME RENTS TO INCREASE BY £14 PER MONTH

SALIX TO INCREASE RENTS WHILE EXECS CASH IN

Salford Mayor Ian Stewart is set to rubber stamp an increase in costs for social homes this Friday, which will put monthly rent and service payments up by over £14 per month from April. And this is on top of Bedroom Tax payments for some of around £13 a week, also being introduced this April.

Meanwhile, according to the last set of available accounts for Salix Homes, its Chief Executive was paid £105,411, plus a car allowance of £925, plus he was eligible for a performance bonus of up to £10,000.

Salford people living in social rent homes are going to be financially battered this April with a double whammy of the ConDem Government's so-called Welfare Reforms, and a rent and service increase of around £14 a month, courtesy of Salford Council.

On Friday, Salford City Mayor is set to rubber stamp a Council house rent increase, way above inflation, of 4.55%, or an average of £3.09 per week.

On top of this, service charges are being increased by 54p per week on a high rise flat and 48p in sheltered housing, while low rise tenants will see a massive drop of 3p

On average, rent and service charges will increase by over £14 per month. This follows a increase of over £20 per month last year. It's part of Central Government's `convergence' of social rents that will see average social rents rise from £67.95 in 2012 to £73.74 by 2015.

On the Council report which proposes the increased charges, there is an option to reduce rents by 1% but states that it would reduce rental income by £340,000 and would "put pressure on the HRA business plan, potentially leading to lesser funds being available to invest in decent homes standard..."

It might also reduce the funds available to pay five Salix Executive Officers who, according the last available set of accounts (2010-11)* shared salary packages of £462,000 between them, compared to £368,000 the previous year. The Chief Exec got a salary and pension package of £105,411plus a car allowance of £925, and eligibility for a performance bonus of up to 10% of his annual salary.***

The Salford Council report insinuates that the hike in rents and service charges won't affect many people, as around 70% of tenants received full or partial support through housing benefits at the end of December.

This doesn't take account of `Welfare Reform' changes, which will see these benefits reduced. The Bedroom Tax in April will also see many tenants having to pay around £13 a week for every extra room that is classed as `empty' in their homes.** Salford Council itself is also implementing cuts by the ConDem Government which will also see benefit support for Council Tax payments reduced (see here).

A Salford Council report produced at the end of December predicts that all the changes will have a devastating affect on Salford people…

"The upshot will be a growing number of people unable to afford their rent and this will almost certainly manifest itself in increased rent arrears, increased possession action, increased presentations of homelessness, a demand for cheaper rented accommodation leading to increased pressure on lower-cost areas of the City and greater reliance on high interest lenders (legal and illegal). Attempts to reduce 'non-dependent' deductions may be thwarted by the penalty of under-occupying accommodation (the 'spare room' tax)."

Meanwhile, Salix execs are still doing rather well

* Salix accounts for the last financial year (2011-12) are nowhere to be seen on its website. The Salford Star has requested them.

Chief Exec, Kevin Scarlett trousered £110,000 including pension contributions – since the end of the 2012 financial year he’s left the company.

Meanwhile, Mr Scarlett, plus Deputy Chief Exec, Joe Willis; Director of Business Support, Alison Hamnett; Director of Customer Services and Neighbourhoods, Sue Sutton; and Director of Finance and ICT, Robert Wakefield, pocketed £435,000 between them, including salary and pensions.

The £435,000 is slightly down from £462,000 the previous year because Mr Wakefield left in October 2011. His post has since been `deleted’.

Come on people, we have been here before with the Poll Tax. People did refuse to pay, some went to prison. There really is only one way to fight these evil charges & that is to say "I wont pay". We can beat these bastards be they Conmen government or our allegedly Labour council.

Yes, grant cuts will force higher rents. I will join with Mayor Steward and blame this Con-Dem Government for the funding cuts. Salford Labour Council is able to resign on-block to prove to all Salford they are not the puppets of Cameron and Clegg. If our Councillors implement these higher rents they are as guilty as those Con-Dems that cause the cash problem. Have courage to stand up in an all out message and go for re-elections, I predict a total landslide to Labour. After all who could not then vote for Councillors that prove they listen and understand public pain across Salford.

Where to start fought my way off JSA could only find part time 16 hours with no OT are chance of more hours. The bedroom tax comes in I have a spare room I have to pay around 50/60 a month leaving me around £20 a month live on after I pay the short fall from HB pay my Ctax and other bills...Cheers Mr Stewart looks like I have £6 a month to feed myself on. And trying to find another PT job to fit in with my current one is proving harder that I thought..Tough times a head

@Nachtschleper, nice idea but all the evil bastards at the council will do is transfer the account for collection by the ballifs. The company they contract to do this are very good at dreaming up charges for visits that never happened and you can forget what the guidelines say for the charges, two (non existant) visits cost you a nice £100. These firms are in bed with all the councils in Gtr Manchester who all use the same firms, why? because they are effective. The question the council needs to ask is. How are they so effective if they are doing it by the book?

Just me, spot on. I would urge anybody affected by rent increases, bedroom tax, rises in council tax to refuse to pay. Imagine if thousnads of people just said "no we won't pay".

(TRYING HARD NOT TO POST ANYTHING NEGATIVE SO ...) It's happening, so get as ready as you can be. Sort out all your finances as soon as possible (moneysavingexpert.com is a great website to use) get a benefits check, if you can't face all the letters already coming through your door, make an appointment with CAB to sort out any debts, switch gas/leccy suppliers, get on freecycle/salford freegle,join a credit union, do everything you can NOW. Get a few mates together & share the cost of doing a car boot sale. Life's pretty shit right now, I actually feel rather powerless to improve my situation. BUT this is affecting a huge amount of people, let's look after one another x

The only idiots in Salford are the ones who vote labour and the one who don't vote, the amount of times I hear the words I vote labour because my parents or grand parents voted labour, just shows how brain dead and brain washed Salford people are, its not politicians who are the tossers, it's the Salford people. Who voted to have all the housing stock transfer to salix, city west? the people of Salford, because they swallowed the bullshit of new kitchens, bathrooms ect, only an idiot could not see they were going to get screwed further down the line on rent increases, the old addage of nothing for nothing comes to mind. all political parties have lerned over the years especialy after thatcher, is to attack people of this country in small groups i.e old age pensioners, disabled,unemployed, council tennents, and to attack them in small steps so nobody gets to rilled, and we have all been brain washed in to it, Iam alright jack syndrome, when they have finnished with the weakest we'll be next. only we are thinking to much about our selves and our own little worlds to see it coming. were all becoming passive slaves to the system, wev'e lost our backbone?.

Well lets be clear this is not Salix who are putting up the rents but a Labour control council who actually own the Salix properties. Additionally it was a Labour Government who insisted that all social housing tenants should pay market rents and this is part of this convergence. What I would be more worried about is the fact Salford City Council have already made their decision to transfer all Salix properties to City West despite the fact there is still a stock options appraisal underway. The only people who can stop this are Salix Tenants by voting no to any proposals made to them The Assistant Mare (sic) has already put her proposals in writing. So lets see this report and ask why a decision seems to have been made before the tenants have been listened too.

So, Kevin Scarlet gets a wage in excess of £1300 per week after tax and insurance, plus all the other little perks, pension etc. Kevin has been around a long time, since the failed New Prospect days-so it begs the query- what’s he ever done to enhance the housing market? Kevin has been in the thick of it, pardon the pun-along with a good few others in prime posts since the days when SCC leased off its taxpayer subsidised housing stock to SALIX (all made up of incumbent SCC employees or URC cast offs) and the giving away additional stock to CITY WEST. That way they put the blame away from themselves when rents increase. Hardly a good testimonial for approving wage increases of any description.

This council in Salford know they will be elected each & every time & therefore think it doesn't matter what they say or do because they will still get voted in. They need a massive shock to sort these grabbing gets out. I have thought for a long time that the people of this country are being trodden down more & more, the worst part is they are accepting everything that's thrown atthem...not the Salford people I remember.

I can't belive this, Im paying £81.00 a week and struggling to make ends meet, this Extra rise I will certainly not be able to meet and will have to borrow ,therefore putting me for the First time in Debt, Bills are up, Wages etc not moving, This Council seem to not care about us that pay full rent, Sky Tv, Running A Car,Clubbing it,Bingo nights, clothes shopping every week, I use None of the above because I simply don't have that kind of money, Enoughs,Emough, the pressure of living is now unbearable,to the point I will be in Debt, I think my Mrs needs to give up work,working all hours and daft hours ,as we will be better off, Thank You SCC for ruining my financial life, we Just can't live anymore, Foodbanks will have to be my next option... Welcome back to the Dark Ages Salford.

CALLOUS COUNCIL TAX LETTER SCARES ELDERLY 

Hundreds, and possibly thousands, of letters have been sent by Salford City Council to elderly people threatening them with the loss of their single person Council Tax discount as it states 'Records show that multiple adults are living at your address', even though they are widows and widowers. The letter tells them to fill in an online form 'within the next 14 days' or the discount will be cancelled.

"It's not fair to be treating your senior citizens in this way, it's just callous" says Jill Royle, whose 92 year old non-computer literate mother became totally agitated on receiving the letter "Salford Council needs to know how much anguish it's caused."

Bolton Royal Hospital workers are celebrating a massive victory after taking two days of strike action over pay parity earlier this month, supported by Salford UNISON and many other trade unionists.

The workers, who include cleaners, catering staff, porters and security staff, are employed by Bolton NHS Trust's subsidiary company iFM, doing the same jobs as other NHS workers but were offered pay at a lesser rate. Now they have won an increase in line with other NHS workers, backdated to last April.

TONNES OF SALFORD RECYCLING PAPER REJECTED AS PEOPLE PUT WRONG STUFF IN BLUE BINS

DIRTY NAPPIES AND PLASTIC BAGS PUT IN BLUE BINS

Tonnes of Salford's paper and card recycling collections are being rejected as people put the wrong stuff in blue bins, including dirty nappies, plastic bags, polystyrene packing and even electrical items.

Now Recycle for Greater Manchester has teamed up with Salford City Council to launch a What's In The Box? campaign to remind residents that only newspapers, magazines, greeting cards, paper wrapping paper, cardboard boxes and junk mail and envelopes can be put in the blue bins.
