PLANS REVEALED FOR FRED DONE SALFORD DEVELOPMENT AT CASTLE IRWELL

Star date: 24th February 2020 NO AFFORDABLE HOUSING IN SITE AT CASTLE IRWELL Fred Done's Salboy company has begun consulting on its plans for five hundred properties and an allocated space for a school on the site of the old Castle Irwell student village. Phase One will see 158 homes built but nowhere does it states whether they will be affordable or not. While no planning application has yet been submitted to Salford City Council, Fred Done's Salboy company has begun consulting on its huge development destined for the site of the old Castle Irwell student village in Charlestown. The development will be split into three planning and construction phases, which will incorporate space for a 'two-tier school', five hundred properties, commercial units and 'three acres of publicly accessible gardens'. Phase One will include 158 'quality new homes', although nowhere does it state whether these will be affordable or not. The area has been re-classified in Salford Council's SPD 'refresh' as a 'mid to high value' area, under which there should be a minimum of 20% affordable houses, plus full contributions for other things like public realm, infrastructure education etc. Phase One will also include "completion of all public realm, road infrastructure, boundary wall improvements and the renovation of the locally listed Turnstile Building" states a dedicated website for the community consultation.* "We would like to provide an opportunity for members of the existing local community, residents and businesses to comment on the proposals" it adds "All feedback received will be used to help shape the final plans..."

| The council should build a park and ride around clifton area, a car park for over a thousand cars. Then people will jump on at Clifton train station. Clifton railway station needs sorting out. It's a mess, it's like it's not been touched in over 20years. Only one train stops in morning towards MCR at 7am and a train from MCR stops at 6pm. We should do all we can to ease the burden of traffic, congestion, gridlock and basically help pissed off motorists traveling towards MCR in the morning from kearsley, Farnworth and Bolton areas. |

Re; Clifton Junction station.
It is still open, but only one train, each way, stops there each day.
Isn’t that what happens to avoid closing down a station which is a difficult process for the company.
As you say it could be used by more trains stopping there. It would be a very brief stop and I’m sure the timetables could be slightly adjusted to accommodate that |

| Wrote at 9.32am 28feb.@ Salford council have got a good leader, we have got our glorious leader "Paul dennett" to pester network rail about building new train stations, but this bloke couldn't run a bargain booze shop during a busy period at Christmas. Perhaps we need someone with balls to be our mayor of Salford, someone like BIG CHRIS(Vinnie Jones) from the film, lock stock and two smoking barrels. He would sort everything out. |

| it is up to the council to lobby for better transport for salford that includes the building of new train stations to ease the traffic avalanch and pollution caused by cars along the A6 corridor .also all the new housing in whit lane and kersal means that the land which once soaked up rain water will be covered in concrete so these car owners can park 4X4S on the drive the excess water ie the water that was once soaked up will end up cascading into the irwell leading to flooding .train transport and buses should be put high up on the agenda and all new build houses should have no parking places i suggest the council appoint a transport post to demand better transport in salford and the appointed person should go to network rail and ask why clifton junction train atation is not open to the public when it could take many car journeys off the road into manchester and bolton a new electric train on this line can stop and depart within 60 seconds and then lobby and demand new stations at agecroft /whit lane reopen pendleton old and pendleton new stations . |

| The council should pester NETWORK RAIL to open up a new train station at agecroft and the old Pendleton station should be brought back.. Also does anyone know what is going on about the old Windsor high school land, it has been empty now 19/20 years. The council don't seem to be doing jack shit about it. You can build 200 council houses on that land for salford people. |

| Darren I’m afraid I disagree, middle class yuppies!?! Try, hardworking working class families! Both my parents were working class which makes me working class, just because I’ve got brains and didn’t want a dead end job doesn’t mean I’m a middle class yuppie. It means I used my brains and my working class hardworking ethos to make good and enjoy nice things.
And as for yobs on bikes, they are everywhere, nice areas and. It so nice. It’s life in the 21st century.
And I love all of the new developments it means much more choice, and if you don’t decide to live there, that’s your choice too.
By the way, I believe everyone has the same choices in life, we didn’t have a pot to piss in when I was growing up, despite parents working, I didn’t end up a dole dosser or thief or burglar or dealer, just like non of my family or friends did. We need to stop blaming the council, government, developers...everyone else....for our own shortcomings, we all can get out of it, most choose not to.

| Hello Darren it’s not up to the council to open up train stations it’s up to network rail. Just like lack of disabled access on our rail networks is nothing to do with the council, and coronavirus is nothing to do with the council, but let’s just blame them anyway. |

| I was talking to a couple of kersal citizens on the lovely clean kersal estate today and 3 scallywags on motorbikes raced past us without a care in the world, I later seen em entering the entrance to this new development, the Fred done property land (old student digs) and apparently scallywags on motorbikes are always on the land around Cromwell and kersal making a nuisance, basically being knobheads.. People will still buy these properties, not Salford people, middle class yuppies. |

| Darren need not worry about an excess of cars to much.The vast majority of our accademic types are firm bicyclers. They all have cars of course but they are for use sparingly. I can see them all now,peddling their arses of coming past the old turnstiles ,down seaford road through the park to the uni, the manchester ones peddling through down the crescent bus lane. Re Darrens point about affordability,even if the council had insisted on some being available for affordable rent, this would not have bothered the uni lot one bit. They would have complied without a grumble and just put their very junior lecturers in these cheap houses. They would be more than happy to comply.I do not know if the uni flogged the land to Fred done or what, but what I do know is that the uni estates team are on the ball. I know people who have dealt with them.They are on the ball.As for Fred Done,he did not get where he is by employing duck eggs did he? Forgot to mention it before, this school thing. The accademics in Liverpool uni pulled a similar stroke. They got an old school building off the council and called it "The University Community Comprehensive School" .That was so the uni teachers kids went to a nice school instead of a scouse scally one, A free one where they didn't have to pay school fees. |

| As a divine right motorist I welcome the idea for stations at pendleton and agecroft,there are far to many people on the roads already, hindering my passage. Regarding the two tier schools, this is primary and secondary together. It will be just for the uni accademics kids who these houses are earmarked for.It will be a comprehensive accadamy thing, oversubscribed etc and it is just so these kids do not have to go to salfords shit schools. standards will be very high,and the whole lot will be paid for by the council. Once all our accademics are in their new houses, there will be an unwritten rule that people only sell on to their kind of people. House prices go up well as the pads will be in great demand for manchester uni staff as well. It will be a lot cheaper than Chorlton where most of these types live now, and a lot nicer and more secure as well with the added educational advantage as well.Some serious thinking has gone on to this, credit must be given for all this to uncle Freds right hand man Simon. |

| Any person buying a new house on the old student digs(old mcr racecourse) will be putting money into the "salford boy done good" pockets. I wouldn't mind if 25% of the houses was about 150,000(affordable). Also these new houses are no good, they will last about 30/40years years (Bob builder knows). The old house's are the best still going strong after 70/80 years. Also the bullshiters at the council Should open up Pendleton train station or build another train station around whit lane/Ashcroft areas. It will ease the traffic. That's it. |

| 1500 new cars around Cromwell road area all leaving the house's between 7am and 9.30am. It is CHOCA and GRIDLOCK down that area now. They are gonna build 500 new properties at the old student digs(old racecourse), and about 200 new houses being built at the moment around whit lane area. Most householders now have 2cars. Salford council need to get off there backside in the cozy offices and get this sorted now. That's it. |

| Darren, my lovely blue eyed man, the River Irwell is not dirty. It has a plethora of wildlife living in it and around it, they include the Kingfisher, Cormorants, Carp, Geese, Ducks,Herons, Swans, and many many more. It is a clean river now. If it wasn't it would not be able to sustain so much wildlife. |

| You are right Arnold, I’m looking over at Swinton and Worsley area and a nice house is between £250k and £350k which is similar price to the ones they are building around Greengate/Blackfriars. House prices are nothing to do with the council, it’s what people are prepared to pay for them. |

| @darren, that sounds like a good deal to me. 70 year old 3 bed houses in Swinton are going for 200-250k so paying the same for a fresh one (assuming they will be of good quality) doesn't seem overpriced. House prices in Swinton have gone up 40% in 5 years so that's just the price of housing these days. |

| Last week in that newspaper the Salford city newspaper full of rehashed stories a few days old, the "Salford boy done good" quoted the properties on this site would be between ONLY 200,000 and 250,000 quid. |
