DANGEROUSLY CLADDED SALFORD BLOCKS TO SEE RENT RISE AND SERVICE CHARGE INCREASE

Star date: 6th February 2020 RENT RISE FOR PENDLETON BLOCKS Residents living in the Pendleton blocks still covered in dangerous cladding are to see rent rises of 2.7%, while average service charges will rise 4.2% for high rise blocks and 8.71% for low rises. Inflation is currently less than 2%. While the charges increase, there is still nothing happening about the Grenfell-style cladding with... Salford City Council is to increase rent charges by 2.7% at the blocks it owns in Pendleton that are managed by Pendleton Together, which is based on the Government formula of the Consumer Price Index (CPI) the previous September, plus 1%. Residents at these social housing properties have seen huge rent increases over the last decade, including a 7.62% rise in 2012-13, a 5.13% rise in 2014-15 and a 3.4% rise last year. Alongside the latest increase, service charges are also to rise by an average 4.2% for high rise flats, 8.71% for low rise flats and 6.15% for sheltered accommodation. A Salford Council report on the charges adds that "Security and Concierge charges managed through the Council's contract with Salix have increased by 4%. This increase reflects changes to salaries and on-costs. Future options for the provision of the security service are being considered and further consultation will be carried out with residents during 2020." The new rates will see a £5.15 per week increase in rent and service charges at Spruce Court, a £3.56 increase at Lombardy Court, £3.59 at Thorn Court and a £3.23 per week increase at Malus and Beech Court. Other blocks will see rises between £2.34 per week and £2.99 per week, while Plane Court residents will see a decrease in rent and service charges of 4p per week. Meanwhile, the Council report adds just one small paragraph about the ongoing dangerous Grenfell style cladding and fire safety issues: "Work is ongoing to address fire safety issues within the high rise blocks with a programme of works to be produced following the evaluation of tender submissions from contractors..." Work on removing the cladding was originally to have been done through a company called Wates – but Pendleton Together has now decided to "directly procure its contracts through a tender process for the individual work streams", which, it appears, has delayed work further. The Private Finance Initiative, or PFI, deal that hands the management and refurbishment of the blocks to Pendleton Together is costing the Council £6.474million next financial year after Government credits of £7.511million have been deducted from the £13.985million total.

| With the current situation with corona virus and considering the position the company that runs the mess that is pendleton together I would not be surprised if workers on the refurb downed tools and refused to work delaying the project even further. |

| 1000 days since 72 SADLY died and over 70 injured. We have still got dangerous CLADDING on Pendleton tower blocks. There is also CLADDING on the 3 blocks at the swanky salford quays NV apartment buildings near the Lowry with 250 apartments. Also CLADDING on the imperial apartments at the Lowry. Also a few more apartment blocks around the swanky salford quays area all with CLADDING on. These middle class people in the swanky salford quays have been told that they might have to foot the bill to remove the CLADDING which can be roughly 20,000/30,000 grand per apartment. I'm off to watch a 1974 film now, THE TOWERING INFERNO (it's where a block of flats is engulfed with fire). seriously now, this needs sorting now, I DEMAND and URGE (famous felse sayings) ACTION now. That's it. |

| When these blocks were first built, people worried about fire risk, so the best brains in the land came up with superb fire prevention engineering, like fire door compartmentation and 2 staircases.All that had to be done was to maintain this. To improve the insulation of these flats ,it could have been done by putting vacuum panels on the inside of each flat. These are inert and don't burn. They are a bit more expensive than the polystyrene shite used on the flats now, but they would not have needed the cladding on the outside. In total, the flats would have been made warmer at less cost. They would have looked the same from the outside. Because of the councils vanity, they wanted to cover up the shit they had built. Just think, if they covered up Lancastrian hall in Swinton with nice shiny cladding, that would look great as well. This vanity is the route of all this problem. |

| 1000 days ... Grenfell tower happened in 14 June 2017. Yes, 1000 days has past since a fridge freezer caught fire on the fourth floor flat and within about 20 minutes it had spread to the CLADDING on the outside and within another 20 minutes most of the CLADDING on the tower block was on fire. What is salford council and Pendleton together doing about this. FUCK ALL. 25grand a week STILL getting spent on fire Marshals who look bored shitless walking around and if a BIG fire did break out, what will there do, knock on doors in panic trying to get the elderly and the disabled people out, salford people will die. That's it |

It's been 970days since grenfell tower and sadly 72 died. Also these fire marshals Will be totally useless if a block flats went up in flames, have they got any training to deal with large fires, I think not. There all work for the local security firm, (can't name em) basically they are all security guards. |

| I go to a number of meeting involving both Salford City Council, Pendleton Together and every now and then Salix Homes decides to turn up.
Pendleton Together, Salford City Council and a number of residents groups have been working together to sort out the security issues with Salix Homes, very soon the nine Pendleton blocks will be receiving a survey and letter giving ALL residents the opportunity to have a say in the security service they want.
Salix Homes will not be tendering for this service, most if not all residents fill that Salix Homes Security has failed to provide value for money, so why have Salford City Council agreed to any price increase?
We have been paying for a crap service from Salix Homes for the last three years and now they want us to pay more, I for one am not going to pay any security increase and hope others do the same.
Residents on Spruce and Thorn have been paying almost £18 a week for 24 hour guarding service, however, for at least the last two years, we have seen less and less manned service and yet still paying for it.
With regards to the cladding, the work will be starting on Spruce and Thorn within the next few weeks fingers crossed. |

| FELSE @ The mayor of salford job is to get this ball rolling, not just talk about it, I can't stand bullshiters. Lives are at risk. Our glorious leader "Paul dennett" lives on the nice lovely Albion towers, right next door to these tower blocks and must go past them daily. Salford council and Pendleton together have had about 970 days now to get this cladding off these Pendleton tower blocks. NOTHING IS BEING DONE, we all DEMAND (famous false saying) action NOW. All it needs is a little fire on one of these blocks and most of the block will be in flames in 45mins to a hour. Shall we get the body bags ready now... Hopefully not. |

| As said deffo need the cladding done. I certainly know our elected Mayor Paul has difficult tasks. Such big responsibilities surely requires us find ways for his team in getting new solutions. In this quest let me offer to praise for all the good things done but now simply ASK him that the cladding is sorted without delay. | KEV on spruce/thorn courts makes a good point. He says when he shuts his flat door, he can't hear Jack shit. What chance has a fire alarm or a fire marshal shouting at the top of his voice if there is a fire. At the moment 25grand a week on fire marshals is still being wasted. All a tower block with cladding needs is one little fire and most of that tower block will be engulfed in flames within a hour putting MANY lives at risk. GET THE CLADDING OFF NOW. No more farting about, it's nearly 3years now since sadly 72people died. Does Pendleton together and salford council want to order the body bags now, I hope not. |

| I don't know if Former Resident knows, but Spruce and Thorn do have fire alarms in the communal areas, but once your flat door is closed, you're lucky if you can hear them. They say they're set at the maximum legal setting, but what's the point if you can't hear them? I'm intrigued to know how the sprinklers they're going to fit will be supplied with water. Is it going to be another situation that will cause leaks throughout the block? |

| I am an electrician and even before the London fire I wondered why some big blocks had fire alarms and some did not. Bob gives a reason as to why alarms are not fitted because of a few drunk tenants setting them off. This sounded a bit far fetched to me me at first, but after thinking about it, he could be right. I cannot think of any other reason, plausible or not for not fitting them. Cost is not a factor, about hundred ,hundred and twenty grandish,for the block, nothing compared to the 25 grand a week for fire marshals with stupid klaxons.It does not get rid of the dangerous materials, but you would feel a bit more assured with an alarm fitted. |

| I've just spent about twenty minutes looking at the Wikipedia reminding myself what happened at grenfell towers. The fire started in the kitchen of a fourth floor flat and WITHIN MINUTES THE FIRE HAD RACED UP THE EXTERIOR OF THE BUILDING AND THEN SPREAD TO ALL FOUR SIDES, *WITHIN ONE HOUR*, MOST OF THE UPPER FLOORS WERE WELL ALIGHT. The point is, what if a fire happens, can the fire marshalls on These Pendleton tower blocks get out all the people and elderly out within a hour, NO I DONT THINK SO. . These citizens in the cladding tower blocks need to ALL get together and all walk to swinton town hall and protest ALL day and block off chorley rd and station rd and the surrounding areas bringing swinton to a standstill. Then maybe ACTION will be taken to remove this dangerous cladding. |

| This 25 grand a week Darren mentions. How long has it been going on now and how long is it going to be going on for? Which ever way you look at this, this crap has to come off the outside.It is no use waiting for ever paying out this money for fire wardens. Would they even work in a fire situation? How can you make sure they would get all the people out? Get the cladding off now, and pay the peoples heating bills. Trouble is, the place would look a mess for years while the legal parasites argue about who is gonna pay for it all. Can't have it looking a mess can we? I bet the legal arguement goes on for years. |

Some of these Pendleton tenants last year withheld there rent for months in protest at "Pendleton together" over the cladding and it went to court and because there is a few fire marshalls on the blocks 24hours a day, which is costing 25grand a week, the tenants lost the case. |

| lived in matthias court silk street in the 1970s it was one of three high rise council flats the others were bramhall court and adelphi court i lived on the 5th floor with my partner our first flat .the flats were clean well kept very safe 24 hour caretaker 2 lifts which never broke down a sprinkler system and a communal wash house and laundry services spent a couple of years there the silk street area had a great community spirit the flats had been built in the 1960s all council housing including john hall court /eloenar cudderford court and many blocks of massionettes /tideswell /edale /bradwell bakwell house and numerous others 2 pubs the hyde park corner /the druids home and a row of shops including birchalls news agent and the adelphi lads club founded 1888 the first lads club in salford . many engineering works were close by farmer norton /john shaw .mather and platt and an abundance of textile firms providing well paid employment .with the advent of thatcherism in the 1980s all the factories and engineering firms closed and the area went in to rapid decline and many good council properties were demolished to be replaced by private housing only one block now provides social housing when i happen to walk around silk street flax street and the adelphi area i remember what a once great place it was and now it seems so sterile and soulless some real salford charachters ghosts walk around that area . i read a few years ago that some councillor new to the area wanted to rename matthias court after a women who wrote a play turned into a film who came from salford but like a lot of famous salfordians sodded off from salford as fast as there feet could carry them to wax lyrical in gaurdian articles .the only person who deserved a place name in the area was norman pugh / lofty and if you dont know who he was find out . |

| Felsey is right about safety.Salford council and the people who built these blocks used to be right on safety also( well nearly anyway). Each of the big blocks had two staircases, not one like Grenfell. These were diagonally opposed, to make them as far as possible from each other, and separated from each other by 4 fire doors. This is what you call compartmentation. What let them down was they didn't have fire alarms. It was thought that the working class people coming home drunk would set them off so they didn't bother putting them in. |
