Silverlane Developments (NW) Ltd has submitted a planning application to build a 23 storey tower at the far end of Church Street in Eccles, featuring 272 one, two and three bedroom apartments.
As the developer states in its submission, "The application site falls within a 'mid' value area. Within such areas there is no requirement for apartment developments to provide affordable housing", as Salford City Council's current policy again comes back to haunt it.
The developer has also submitted a 'viability assessment' in relation to other planning obligations, which has not been made public and may help the company to avoid future fees.
Fronting onto Church Street, the tower and two interlocking lower levels will feature shop units at street level "which will serve to activate the route to the train station" states the developer.
A public consultation was held during November last year and feedback included the negative impact on nearby residential parking, while friends of Eccles Station (Freccles) added that "the main tower is too high and is out of keeping with other medium-rise buildings in Eccles Centre" and wanted to know whether any of the flats would be affordable. One resident stated "No blue sky no sun...I'm strongly against it and so are my neighbours..."
The plans will be considered by Salford Council's Planning Panel later in the year.
