SALFORD TOWERBLOCK TENANTS FURY AS SOCIAL HOUSING COMPANY LOCKS THEM OUT

Star date: 23rd July 2018 PENDLETON TOGETHER LOCKS OUT COMMUNITY FROM ITS COMMUNITY ROOM Pendleton Together, the housing company that manages the nine cladded blocks for Salford City Council, has changed the locks on the community room at Spruce Court – locking out the community from their own meeting room. Tenants claim the company has also ripped down newsletters by the block's new independent tenants group. "We are being bullied and treated like scum" one tenant told the Salford Star "They are trying to stop us meeting as they know we are stronger together than apart." Full details here...

Last week, Pendleton Together stopped tenants at Spruce Court meeting in their 'community room', citing a potential 'fire risk' in the block that is still swathed in a similar dangerous cladding that was used on Grenfell Tower. Residents were told to meet in the Pendleton Gateway instead, but managed to gain access to the ground floor community room (that had an open fire exit door) anyway, and held a joint gathering with tenants from Thorn Court and housing campaigners where anger with Pendleton Together was duly aired over a myriad of issues, including the cladding (see previous Salford Star article – click here). Now, the housing company has changed the locks on the community room denying any tenants access, which has angered residents even further... "The community room is our meeting place but this is the second time the locks have been changed" said one tenant "The stuff in that room - chairs, a fridge, a TV - was paid for by Salford Council, not Pendleton Together and they have no right to stop us using the room or the equipment." To add to the ire, apparently, equipment used by residents to do local street clean-ups has been locked in the room and they have been told they no longer have access to the keys. Meanwhile, newsletters for residents from the new Spruce Court Action Group have been removed by the company from doors and lifts, while Pendleton Together notices remain... "It's to stop us communicating with residents" a tenant told the Salford Star "And they are trying to stop us meeting as they know we are stronger together than apart. We need to expose the housing company's treatment of its tenants. It's too much. We are being bullied and treated like scum..." The Salford Star has also been informed that there was a meeting about fire safety at Salford Civic Centre this evening for all towerblock residents, called by Councillor Kate Lewis...but tenants of Spruce Court and Thorn Court, the two blocks most in danger from the Grenfell Tower style cladding, are claiming that they were not informed about it! * Last week the Salford Star contacted Pendleton Together asking why tenants were not allowed to meet in their own 'community room' but the company didn't respond.

| For my, Phil Rossi's opinion, these HMO's came into existence primarily to save councils money. The council's could see the writing on the wall, they could see that the future was looking bleak, lack of cash, expensive repair bills to council housing stock, council tradesmen doing the work, and future pensions to pay to these workers; so they created these HMO's. New Prospect splits into two and becomes Salix and its twin sibling City West, a bit later Pendleton Together is born. The council want to save money, so they create these entities, these HMO's; but in essence, like Dr Frankenstein, they've created a monster. The HMO's become a law unto themselves, they neither listen to their tenants, nor give a shit about them. To add insult to injury, their CEO's get salaries that are similar to the Prime Ministers ... The council, as much as I love it, has been penny wise and pound foolish. It's always the way, and sadly it always will be the way. |

| The Hmo organisations like Salix took on an average of about £2000 per dwelling when they took the housing stock from Salford council. peanuts. they did borrow money to waste on bad cladding and things, but this will not be that bad financially. estates as yet un improved like my old block would have little debt. the law regarding tmo groups, if i remember right is 34a housing act 1985, which was i think slightly ammendedin 2008/2009 under the regeneration act. the first of course under thatchers torys, the second under blairs tory disguised as labour party. Have a chat with the barracks housing in odsall, that is if you want to set up a tmo. I tried my best when I lived on Cannon Green(often mentioned on here)to get a tmo going. They had a tennants committee at first that was well organised with some good and capable people. After becoming disapointed with Salix they resigned en masse. I was of course in favour of tmo but the vast majority of residents were not so my veiws were not listened to. If anyone out there likes the idea of tmo, then if they make themselves known i will dig out the names of the groups that will help them do this. it wont cost a penny. the government gives grants to people for doing tmos to help with professional costs involved. |

| Bob the regular, I readily agree that H.M.Os in
Salford ofteñ act in a stupid,arrogant manner. The point I was trying to make was that under current conditions, H.M.Os are regretfully, the only game in town. The Tories, for obvious reasons, won't allow
tenant self management,would tenants want to take on
the debts of the H.M.Os?
I'd like to also point out that accusing people in
general as being lazy and feckless is a comnon Tory

| If I could possibly answer Rayofsunshines comment on HMO,s.These organisations are worse than the old council house management, which was terrible. They give no consideration to the residents treating both leaseholders and tennants like shit while their bosses take fat wage packets. they are all totally incompitant and waste money like confetti.My firm belief is that the local people should be in charge of their estates, why do the ordinary people have to be told what to do all the time, are they too stupid to know what is best for them? It would seem not. Chelsea and Kensington was not a Tmo as it said it was, it was a HMO, just like the ones we have here. The residents knew best, not the providors, and its the residents who seem to be winning the "proving who is right battle" though sadly a few have had to die to do so.Lets get it straight about me being some sort of closet Tory. I love the Tories as much as I love Salix , City West, Pendleton Together, Salford Labour, Dennett, Merry and all the rest of the tossers. Ordinary people will never have anything as long as they listen to the shower of crap I just mentioned. They need to get off their arses and take charge themselves, and balls to the "housing providors". The trouble is though,all most people care about is themselves, as long as they have their beer, baccy and a bit of weed thats them ok. Building housing is easy, i have done lots of it. Its the greed, jealousy and stupidity of people thats the problem. As my old grandad put it. its the "i,m all right jack, f.... you the rest" thing. |

It is obvious our pal Rossi is ignorant (lack of knowledge, not lack of manners.) of the law.In this country we do not have stipendiary magistrates any more, and when we did, they only sat in magistrates courts. The legal proceedures Rossi mentions are for the county court/small claims section, and they are district judges. "ignorance of the law is no excuse" (case law :-Bailey 1800). These judges are normally very fair to litigants in person |

Just thinking though, has anybody told him whose idea it was to set up these great institutions like Salix, Pendleton Together and City West? Who was it who told the residents that their lives would be better if they voted for the stock transfers etc. Must of been them Tories eh? |

| Bernard Ryan, As I, Phil Rossi stated previously, the unemployed tenants of Spruce Court need to take Pendleton Together to the County Court. If you are unemployed it will not cost you a penny. Elizabeth and the other marginalised and disenfranchised tenants need to do this ASAP. It eill be the equivalent of putting a rocket up the arse of Pendleton Together's top people. It will be the last thing that they would want as they know that the court is unbiased. Thus there is a very good chance that Pendleton Together will lose the case. The same is true of when your landlord takes out eviction proceedings against you over rent arrears or injunctions etc. You should ALWAYS go to the court as there is absolutely no guarantee that the stipendiary magistrate will side with your landlord. I've actually attended the ciurt several years ago and witnessed the Magistrate tearing chunks out of Salix Homes' lawyer and one of their top people when they tried, with zero evidence to apply for an injunction against a tenant, with draconian powers of arrest if the tenant so much as talked to one of the contractors in the building. Like I say, I witnessed this very posh female Stipendiary Magistrate tear pieces off the Salix people. Their lawyer looked crestfallen and mostly stared at downwards, looking like a twelve year old kid getting a bollocking. It was hilarious, and it showed that the courts are impartial. The unemployed tenants of Spruce really need to take Pendleton Together to court. PT will undoubtedly start listening to them then, and treating them with some respect. I know a City West tenant who took them to court and recieved a six grand payout. It was him who explained that if you're on benefits that it is free to take your landlord to court. I only wish that I had been told this five years ago as I would have taken Salix Homes to court on two seperate occasions, and feel confident that I would have won.
In The Final Analysis, Elizabeth, you and your fellow disgruntled tenants now know what a wonderful and free weapon you have in the County Court, so you really need to get cracking. Pendleton Together will see you as a nuisance tenant by now anyway, so you and your friends have nothing to lose. |

| This Pendleton Together Shower are acting Disgustingly without being held to account. £109 a week for a 2 Bed Fire Trap, unbelievable the Contempt they show for their under the kosh Tenants. I noticed the week after the money was released from Westminster, for the cladding fund, Hornchurch & Duffield Courts off Boundary Lane in Hulme were made a start on & are now SAFE.
Whats the Word on the Salix Blocks, such as Arthur Millward & Canon Hussey Courts as well as the Three on the Broadwalk? All still Clad in the Nasty 14 Month down the Road...
They all be hand in glove with S.C.C who don't give a Toss for its High Rise occupants.
But they know Central Government arnt arsed either, so all in-charge can do as they please in the middle of the largest Housing crisis for 60 years.
Will Rebecca Long-Bailey, M.P extraordinaire, jump in & throw her Weight behind the High Rise Community, because someone needs to Axe these Charlatans out of the Social Housing sector for Good. |

| I have to agree with Rossi on that one .He is right. You get whats called a fee remmission. In the small claims you do not have to pay the other sides costs if you loose. The people might just need a bit of advice about housing law, a bit outside my knowledge, but there is plenty of expert help around. |

| Anon, You are wrong. If you are unemployed it doesn't cost anything to take somebody to county court. Elizabeth and some of her fellow tenants could take Pendleton Together to the Small Claims Court and sue them. There is a very good chance that they would win. There is an even better chance that Pendleton Together would settle out of court. The residents should look into it. I repeat, if you are unemployed, it doesn't cost you money to take someone to court. |

| I'm writing this anonymously because whilst I'd like to speak out about Pendleton Together, I, know if I do my tenancy would be at risk. I have no doubt that make too many complaints about them and they will target you, it has happened to a resident of a Thorn Court already. They are nothing more than bullies. They are also placing troublesome tenants in the block to deliberately make it a less pleasant place to live. The only way to get anywhere with them would be to take them to court, but tenants just don't have that kind of money. |

| Go for it. I salute you. The people of these blocks have had enough. Get rid of the council, pendleton together and do your blocks yourselves. try talking to the barracks housing down regent road. do not let them worm their way back. Good luck |
