‘HIDEOUS’, ‘DEEPLY DISTURBING’ TERRACED HOUSING IN SALFORD GETS PLANNING PERMISSION

Star date: 15th May 2020 SEEDLEY TERRACES GIVEN PLANNING PERMISSION Despite objections from the local community and councillors, Salford City Council Planning Panel yesterday approved planning permission for 157 flats and terraced properties in Seedley... After slating the Salix Homes development design as "hideous", Lynne Pringle Adley, representing Goulden Street residents, told the Panel, "We've knocked down many terraced houses in this area and what are going to be built now? Yesterday, despite Salford City Council's Planning Panel meeting being done online, it didn't stop members of the community and councillors absolutely slating an application by Salix Homes and Step Places for 157 flats and 'reinvented' terraced houses around Kara Street and off Liverpool Street in Seedley.
Members of the local community, who had lived through the problematic times in Langworthy and Seedley, and the subsequent demolitions of rows of terraced houses, criticised the proposed development, arguing that they never got invited to a 'community' consultation, that the balconies of the new flats would compromise privacy and security, and that the design of the properties was not in keeping with the area... Lynne Pringle Adley, who has lived in the area for fifty years, was on the original Seedley and Langworthy Regeneration Board and was now representing residents of Goulden Street, argued that the design for the houses had been likened "to an eyesore from the Sixties and a concrete jungle", and "the most hideous design since the Lancastrian Hall", adding that "They look like boxes"... "When the CPOs [Compulsory Purchase Orders] were put on these houses we never dreamt that what would be built in their place would be much worse" she explained "The new ones are not in keeping with the area...Local residents have not been listened to nor has it been considered what they will have to live with or look at for many years to come. If this goes ahead we will be the laughing stock of the UK. "We've knocked down many terraced houses in this area and what are going to be built now? More terraced houses and that was not the point" she insisted "...We've had improvements in the area and this will set us back years." Local Councillor John Warmisham underlined the sentiments, supporting the residents' points about school numbers, traffic problems and privacy, and adding that the development was "unacceptable...we're becoming a city of people being put in boxes to live; I'm not happy with the design, it doesn't add anything to the area...We are desperate to get more properties into the area but I have major concerns about design." Then, Councillor Bob Clarke absolutely laid into the proposal... "This is deeply disturbing" he fumed "I cannot believe that this is even before us. A few weeks ago, we had a tour of Salford looking at previous planning disasters and, hey ho, we've got another one! "I cannot believe that with all we've seen with COVID-19 and parents not being able to put their children in gardens because they haven't got gardens, we've got an application here where we seem to be more in favour of parking your car than actually having a green space for your children to play in" he added. "We have a blank sheet of paper where we could have done something spectacular, but no we carry on with the same old, same old, because it's the same as what's already there" he added "It is not acceptable to have no gardens in three bedroom family homes; truly unacceptable...I'm appalled that we as a council are accepting this...." Councillor Clarke also slated the development for its lack of truly affordable housing (only 17 for social rent, 66 market housing and the rest 'affordable' housing which is not actually affordable), and its "horrific" design... "This is not modern building, this is the 80s gone mad..." He called for a deferral "to give human beings a decent space to live in..." which was was backed by Councillor Lewis Nelson who argued that the proposal had "no redeeming features". Meanwhile, angry Councillor Karen Garrido, who was blocked out of the meeting for a while due to technical faults, was not allowed to speak or vote on the advice of the Council's legal bloke. Earlier Mark Saunders, from NJL Consulting, representing the developers to the Panel, had said that "creating comfortable living environments is vital for us...We believe it's something that the local community and city can be proud of..." Salford Council officers, who recommended approval of the planning application, confirmed that everything in the proposal was acceptable and met Council standards, as Chris Findlay, Assistant Director for Planning and Housing, declared that it was a "good scheme and good design". Councillor Derek Antrobus added that it wasn't factual to say that there were no gardens, as a number of houses had them and others had a 'public amenity space'. He added that the community should be "rejoicing"... After a bit of a kerfuffle about bin and bike storage, led by Councillor Jim Cammell and subsequently added to planning conditions, Councillor Clarke's vote on deferral of the application was taken, with two votes in favour, six against and four abstentions. Then a vote was taken on approval, which was passed by seven in favour, one against and four abstentions.

| Joe (good to hear from you again),seems to suggest I should sit as a councilor. Well,this time next year,I won't be here most of the time.I bought a tumbledown old cottage near my mates in Italy that needs doing up.There's another reason, while I would find the big ideas and problems easy, the hard bit is dealing with the smaller problems. These are sometimes big problems for the people who have them, the people who go to the councilor to get them sorted.This is the most important part of a councilors job. I just hate to see people being unjustly treated and upset. It would do me in,because sometimes even councilors cannot do anything to help.The former councilors I mentioned, were all great ward councilors, they had the ability to serve the people that elected them well. They could handle peoples problems. |

I often wonder if people feel so strongly what do they fear from using their true identity? you say i took enough money, funny with my work with the elderly and the tax i paid i don't remember getting rich unlike my Labour friends on special allowances and outside bodies or do you know something i don't. |

| Perhaps our Editor can assist with this one. Why was Cllr Garrido not allowed to speak or vote. As I understand it, the rules used to be,that if a councillor had an interest in something they had to declare it and then they could talk about it to the other panel members. They were not allowed to vote though. Why was Cllr Garrido not talking or voting? As far as I can see, she is not on the Salix board, and I can't see Dennett putting her on the Deprived housing board. There must be something, we all love to hear the wise words from the first Lady of Worsley |

| Loving this lock down game. Picking someone to stand against Dennett. I know two people but neither is stupid enough to want the job. Yet I agree with Bob saying Felse will make a good one for a Cabinet role. Thinking Salford Business Cabinet Chair and that clearly gives the Tory lot the recipe for winning. They need to list who will do which job. Felse is out of the closet making him an ideal Cabinet choice. Ha ha ha ha ha. |

The chattering classes of Worsley, behind closed doors, when they are not engaging in "excessive drinking and rude sports", as their ruler the Duke of Bridgewater once said of his people, have , as their third favourite pass time, nothing better to do than discuss the mal administration of our City by its labour politicians."we know whats going on, but we can't prove it", Worsley Tories tell their devoted gossipers. "If only we had the proof".It is a bit like the Boris and nichola show. Boris rattles her cage, she jumps up and snarls and has a good go at him. This pleases the Jocks great, and boosts her standing in the scotish polls, keeps labour out in scotland, which helps keep them out in britain. Old Felsey Is not the man for the Mayors job, he would be great in a cabinet post, as indeed would be a couple of others with political experiance like Mary ,Joe and of course Stormin. For Mayor, perhaps we need someone not of a political background. That person would have to be a Salfordian,have proven organisational abilities, high intelligence,be well known and respected by both rich and poor,left and right politically. Then they would have a chance of winning. I am strictly politically neutral, and have only ever voted twice.Both votes against Eec membership. I have a candidate in mind for mayor that I would vote for the minute the booths open.I am not going to say who that might be.Does anyone else have any suggestions as to who might be a good candidate for mayor? WHO WOULD YOU LIKE TO SEE AS MAYOR? |

| Labour is finished in Salford because of its sour track record. It will see only 8% to 12% vote share following its own internal melt down. Even it’s own members are seeing the end. It would be a better City if we had a wealthy leader one who will bring in new leaderships of important departments. I am not joking when the words of marketing guru Carlos give us the answer. Mr Mickey Felsey can easily pull enough votes from the 90% that will not vote Labour. I then see the few sensible Labour Councillors go over to the Tories making them the biggest group changing the City of Salford into a modern society. Blue Salford will be better. |

| Fed Up is indeed genuine, as indeed many members of Labour are. What he (or she) says about the party knowing it was going to loose seats is genuine, I have that from other sources. Councilors themselves believe it. The question is where though.? Kersal? loose one for sure Peter Connors old seat. Walkden South? Good possibility. Anywhere else ?Can't see it.Fed Up raises the point of senior council officers telling stupid councilors to do stupid things that they then do. Well ,look at the old crescent cop shop site. The senior council officer went into piles and piles of technical bullshit that all our councilors could not possibly understand, but at the bottom line, he recommended it for approval, but they all chucked it out and canceled the sale to the buyers who are now suing the council for 5 or 7 or 10 million quid depending on which story you listen to.There again, on that case, it might have been other officers, not planning officers giving councilors the wrong ideas. Remember that councilor who resigned, he said something that was reported here in the star about it. There is somthing funny about that case, they are keeping it tight under wraps. |

| These houses and flats that the council is getting back from Salix will look the same as the others from the outside, but on the inside they will be different. They will have cheaper bathrooms and tiles and what kitchen fitters jokingly call deadleg kitchens. These are what they call kitchens in social housing that have a space for a freestanding cooker as opposed to fixed hob and oven. When I heard the term,I asked the lad why they always fitted kitchens like that in social housing, as it makes a bad job.He said its because the council ask for it. It doesnt save much money, it is just that the council or housing group think tennants might not clean the kitchen.Terrible attitude to mostly decent people. A couple of friends on my old block at Canon Green had the same thing, while Salix put fitted appliances on the flats they are building next to them that they are hoping to sell. Lynne Pringle Adley says she does not like the look of these new houses and I dont either. I rewired one of the old houses for a mate of mine 30 years ago, there was nothing wrong with them. there was plenty more years left in them. |

| @Bob, I am definitely Labour, and I was going to say what you said but it would have been too long! There is NO opposition in Salford, that is the problem. The Tories are useless, and the independents don’t even bother turning up for meetings! Then we have people like Felse jumping in every two minutes claiming to be the candidate for every party going and spouting bullshit, which leads everyone to switch off and think all politicians are liars. This is how the council gets away with things. The officers tell the Lead Members what they want, and the Lead Members say “yes sir, anything you want sir”, even when it is a bad decision!! Don’t get me wrong there are some great younger councillors out there and some decent older councillors, but they are too few to create change. It’s a sorry situation and it makes me very sad indeed. |

| I think Fed Up Labour is indeed a genuine labour member and not a tory or dissident wind up. Dennett and his inner sanctum, and his inner scrotum as well have got to go. Lets face it, Fed Up says Labour are having trouble finding candidates, I know this, but they are not in as much shortage as the local Tory party has for candidates. Years ago , if you were a young Tory, and you didn't have connections and you wanted to be a Tory MP, one route used to be was to spend a couple of years in places like Salford as a local councilor canvassing and taking shit off people like Salfords fanatical labour voters. Nothing would please me better than to get rid of labour, but who is going to replace them? At present, there is a secret agreement in place (an understanding) that the Tories run worsley and boothstown in one province, and now Kersal as well in another. The tories have no wish to run Salford. Why do you think the labour council put up a big fight against Peel for that land near worsley? This was against the financial interest of the council who would have made millions out of it, money they need. think of the council tax they would have got each year from hundreds of better off people who just need their bins emptying. That planning battle was the Garridos fight, and the Garridos made sure the council backed them up. I understand that fight is still not over, if the council loose it will cost millions, they can add that to the court battle costs about the old cop shop on the crescent. I would love to see Labour out on its arse, but who will replace them. Lets send for the Tossers! |

| What a bloody shame coronavirus has meant we have had to keep Antrobus for another year when he was meant to retire last week!! He’s shameful in his approach to planning and cares not one jot about how people live, why would he!?! He’s on a fortune and lives in a lovely affluent area!!
This council have lost their grip on planning if they ever had one! As a Labour Party member I can say this, there are many of us who are unhappy about how the council is being run, and we include members, sitting councillors and ex councillors. It’s a growing band. Mayor Dennett needs to seriously start listening to people outside his inner sanctum, because there isn’t a huge amount of people who want to be Labour councillors anymore, the panel is bare, and if it wasn’t for corinavirus he would have lost a great deal of seats across Salford last week, and he knows it! That’s not even to mention the dozen or so that weren’t going to stand again. Salford is a laughing stock already, in the press with highest coronavirus rates and then this ridiculous planning application. Get it sorted Mr Mayor! |
