URBAN SPLASH FINALLY BOOTED OUT OF SALFORD CHIMNEY POT PARK

Star date: 3rd September 2014 SALFORD COUNCIL ENDS RELATIONSHIP WITH `DISGRACEFUL', `DISGUSTING' URBAN SPLASH Urban Splash is finally getting booted out of Salford as the Council ends its relationship with the company that developed the upside down Chimney Pot Park housing development, which was never finished. Over the summer local councillor John Warmisham branded the multi-award winning Urban Splash, fronted by Tom Bloxham, "disgraceful" and "disgusting", while the scheme was labelled "abysmal" and an "eyesore". The final phase of the development is now being taken over by Great Places Housing and Salford Council will lose over £40,000 on the deal. Full details here...

Salford Council has finally ended its relationship with Urban Splash, the company which created the much lauded `upside down' terraced houses next to Langworthy's Chimney Pot Park. In June, local councillor and former head of Salford Council housing, John Warmisham branded the scheme "a gimmick" which was an unfinished "eyesore" and a "disgrace"... "residents have been let down" he told the Salford Star (read the full article click here). The unfinished scheme has seen ugly hoardings, edged with barbed wire, facing Langworthy Road, hiding shells of untouched derelict houses. Now, a report to the Deputy City Mayor next week proposes that Great Places Housing Association step in to finish off the last phase of the Chimney Pot Park development. "Urban Splash have not progressed the development of the last phase of the scheme as expected" understates the report, adding that replacing Urban Splash with Great Places will "address the City Council's concerns to see development of the site undertaken at the earliest possible date." Despite, what the Salford Star reckoned was £20million of public money being thrown at the scheme since its inception, Urban Splash still owes Salford Council £505,000 for "outstanding and adjusted land value" which was to be paid "in phases in parallel with the sale of houses on the last phase of development". Now, Great Places has agreed to pay a reduced sum instead, which the Council looks set to accept. Instead of £505,000 it will receive £463,400 - "reflecting the cash flow advantages of an early payment of the debt" a loss of £41,600 which will be shared with the Homes and Communities Agency (HCA). Great Places Housing will now build around 32 properties for `market rent' or `potential sales' in other words, no affordable housing. Which is where the controversy over the upside down housing scheme began...

| Blears championed the failed 'Pathfinder' scheme whilst she was fiddling her expenses on the quiet. Social cleansing at its finest, with the dangling carrot of affordable homes when it was all finished. Its still not finished and hundreds of decent Victorian stock brick terraces were demolished instead. People were forcibly removed from their family homes and made outcasts. Lives were blighted with extortionate mortgages given to people who were over 60 in order to move back into the very same area they were CPO'd from! The only affordable homes on offer on the opening sale day were three or four upside down terraces, the rest were sold for higher prices. The ONS are on record as saying 'Pathfinder was not fit for purpose' Now the Clowncils cosy relationship with Bloxham and Co has ended, guess who will pick up the tab to right the shit they have left behind.
Anyway don't worry, there is a silver lining yet to reveal itself at the next Election. The people of Salford will wake up and finally see that Labour are the root cause of this once great City's decline.

| Salford clowncil and it's merry band of court jester's should be SACKED immediately for clowning around on the job and charging EXTORTIONATE tax's for substandard work. This is incompetence and malpractice of the highest order. AND WHAT ABOUT THE CLOWNS AT PEEL HOLDINGS I hear you ask. Well they are just as bad as URBAN SPLASH who know nothing about "regeneration" but pretend to be for the best for local people but in reality they all went to the same clown academy. Roll up roll up! We all pay through the nose to see these clowns perform but all we get is a bad circus act of epic proportions. A high wire act that keeps falling over. A lame white elephant in the room when we want to see performing lions, clowns that aren't funny and a trapeze artist that never goes anywhere. Enough of this broken policies, dashed hopes, lying, decieit, incompetence,,, Let's put ALL these clowns in a big cannon and fire them out of a salford into oblivion. |

| urban splash left a lot of residents with many, many problems on this site. They are still collecting ground rent though. Have the council removed that too? It's about 175 per year. Much higher than the average. Don't get me started on the first time buyers scheme. The government are charging interest on loans given based on value of houses at boom. The loans are increasing by the year while the value of the houses plummeted during crash. A lot of us are stuck. Shame really as majority of people in the scheme enjoy living in it. |

| Where is assistant mayor Merrit in all this, she responsible for housing ? You can tell there has been a big spit in the labour party, the fact that many of the councilors are saying even less then normal. Well unless they are taking about another of their bound to fail vanity projects. Merrit are you going to speak about this, or you going to keep you trap shut and hope it all blows over |

| It was a Labour Government that set up the HCA (who Salford Council answer to) - a "Regulator" that only regulates for the benefit of Companies, not Citizens. If you voted for "Business friendly" Labour (or ConDems), whose fault is it?

| This is another part of the many failed regeneration schemes undertaken by the council and Head by John Wooderson (See other shocking stories by Salford star including Wooderson) the man should be sacked.
People where forced out of their homes for this scheme and where promised affordable housing, this again never happened. Urban Splash, contacted their list of property investors and gave them first option to by these homes and many ended up in investors hands. The regeneration of Langworthy has been an utter shambles and failure from day one.
The development has been a crime hot spot and affected by anti social behavior from the early stages of completion, the houses are of poor quality and already start to show major issues.
Another deal was done to excluded it from the landlord licencing scheme, which would have tackled these issues again John Wooderson area of control.
Langworthy regeneration has never happened, people where promised all sorts and one by one they failed, we are now left with a number of areas of wasteland, eye sores and a loss of community. These areas should be used before they start selling off all of Salford public green spaces. Again their should be an external investigation into the deals and huge sums of public money that have ended up in the pockets of big business.
What amazes me is day after day we read whats going on and there seems to be no end to the revelations.
When are the people of Salford going to get answers and not a whitewash by people like Ben Dolan and the labour party.

| Once again the gross ineptitude and lack of any business acumen is apparent from Salford Clowncil and their greedy business associates.
Who pays for this ?
The taxpayers as usual.
Salford Clowncil need to be sacked before this dead city is run down any further.
If that is possible.

| The problem with the people supposedly in charge of Salford City Council have NO business brains.
I sent a Freedom Of Information request to the council asking what qualifications and 'real life' experience the Cabinet and mini-mayors had.
The Council refused to answer! I think that answers my question.
EVERYTHING that stewart and his cronies touch is a DISASTER - with Salford residents paying the price.
Or was it just ANOTHER 'paperwork error' stewart? |

| Yet again, the Salford Council use a group of developers, in this case Urban Splash, to develope an area, which surprisingly was never completed, and has helped the Salford Council lose a projected income of over £40,000 pounds. "Nice". I do not understand how or why managers and employees of the Salford Council are being allowed to make such mistakes. Surely they must ensure that any contract signed by developers is watertight, and if developers do not complete a development on time, they can enforce a penalty payment, which would compensate and benefit the Salford Council and it's citizens. I believe it is time that the Salford Council pull it's socks up, and starts to act in the best interests of its citizens. |
